RECONNECTIONS. THE  FLOWS BECOMES GREEN FLOWS AND DETERMINE THE NEW URBAN DESIGN
The flows join as a dialogue: the extreme end as place where flows  meet,  turns  in a place which produce energy and becomes the new pedestrian network and the new liveability.The ancient naturalness  from the memory of the ancient  cultivated fields it's shows as a unique body, becoming green tension and forces within the area that finds the way through the new buildings communicating with the landscape morphology, the primitive nature it's stronger and modulated toward the park and weaker toward the old urban settlement.This  endless dialogue born  inside the park and develops in all  project's places  proposing   new public and private space's quality.The whole old workshop area changed it's nature from tram depot  in a rest position to a place full of activities, continuing and changeable relations among different functions. Inaccessible to vehicles  becomes a huge   pedestrian area, place to stay and public's spaces outside.The area will have an underground parking area under the ex- deposit TPG, and a tunnel which will allow to climb the gap between the centre of the area  study's object and the riverside Sentier des Saules.The accesses to this system  are situated in Rue Emile Nicolet, Avenue de la Jonction e sentier des Saules.The contact's point define the whole route which design the park, the buildings configuration system, the paths, the dunes, the continuing soil/ ground, delineate  the new horizontal landmark,  which originated from the geographic point of junction of the two rivers has a visual relation to the pre-existing big vertical mark, the made free ex- chimney Kugler's factory, and the Pointe de la Jonction.

THE PROJECT
The will to recover the naturalness fix the project's configuration  process: The residences end all the activities  leaves in a direct connection with the place whichis a system of continuing intersections among public and semi-public spaces. This relationship net  obtained from a "continuous soil" which characterize the whole path-net  which goes through the entire project area.The point de la Jonction  real life  is a flow- life, frozen from the vehicle's speed (public transport's vehicles) which bring back to the depot  just pieces of urbanity that gain along the way .The different frames produce a continuing  stratification of capability in the site which reap them, and transform itself from a desolated place in a new driving and vibrant centre of Geneva.The docks, the flows of the rivers, the memory of the imaginary lines traced from the distances of the tram and the buses, the old and new navigable routes, become the actors of the process of requalification of the Pointe de the Jonction that extends "flooding" the entire city of Geneva. The memory of the ancient cultivations becomes sign of  modern naturalness through: - horizontal landmark  _the greens flows design, gardens, trees and distances that characterize the area destined to the park and influence the planimetric course of the urban area shaping itself like new a great attraction  of Geneva. - the linear fields _the continuous ground proposed like base for different  quotas buildings, fusing the builded places, the public and those private spaces with the natural greens spaces, dedicates  to the open area activities; - the vertical gardens _terracing gardens,  that in line with an ecological architecture define and generate the structures of the new towers of residence for families and young couple . The docks are paths along you find the signs of large horizontal landmark that together with the design of the greens flows  constitute places for the cycle-pedestrian use of the river and of its naturalness. They become the structure  of a route exposition that originates from the works of the young artists leaving in the new quarters,  they lend or give as a gift their works to the citizenship. The tracing of the docks meets the whole greens currents that born from the Point de la Jonction. Along the side of the Rodano river new footbridges and  wood's wharves allow to the  bathing, accessibility and  canoes landing.

The mix of relations is constituted from the continuous intersection  of  functions spacing from the residential one to the cultural one, from the trade function  to the social one.In the first tape (stripe) the residential function is represented from 18 lodgings for young couple and 13 for families situate inside the tower, and from the 20 lodgings inside  the buildings disposed along the side of the Rodano river. That commercial area provide a great center of 3000 squared metres which is continuously linked to the other public functions. The building, placed on two levels with a large  roof -garden of 500 square metres, along the Rue Emile Nicolet becomes the link between old and the new settlement. The part of the building that developes inside the lot has characterized by residences and become public super-elevated square viewing a water mirror defined from a panoramic vegetarian restaurant of 400 mq with the sight on the Rodano river. The angle towards east in relation to the water mirror is occupied by the 450 mq of the new Canoe-Club.
In the  centre line there is a second tower with 10 residences for young couples, 13 for families and a great `red container' which accommodate  students and young artists in its 28 units. Under  these the NGO (Not Governative Associations) includes 1100 squared meters of space available  inside of a central area situated in  direct contact with the sites delegated to events and cultural activities.The grounds floor  and the  height footway are assigned to publics and semi-publics spaces with commercial functions , small handicraft laboratories, bar and cafeterias.The area repair centre TPG  before was characterized as  barrier and obstacle to crossing and to utilize the place, becomes a new great pedestrian area, place to live and of relationships to the open area. The whole places intersects with the new functions dedicated to the cultural activities and amenities . The new great Auditorium with 550 seats, becomes a green public over elevated square, assumes a  central role in the area and its linked with the former neighbour factory Kugler, the laboratories of musical and audio-visual  experimentation and with the new disco along the Rodano river.

The former Kugler (shaped as previous the widening) accommodates the laboratories for the artistic experimentation and an exposition  space dedicated to the Junction's memory. These  laboratories audio-visual and the disco define the public square access to the green's flows park of the Jonction and  theirself represent those flows.The takeover will end with  the last two buildings with a view on the  Arve river.The first one develops on three floors with a trading-area at the ground-floor and to the remaining floors 30 residences for families. The other being morphologically the continuum  of the park has a social function related to sport with to at the ground-floor a gymnasium and an indoor  swimming -pool and at the fist floor an outdoor volley-court. About the rest of it, the residential function is constituted by 20 residences for families.



PROGRAM CHOSEN  AND FRAMEWORK
ůIn order to define an increase on land-rent in relation to the area, and therefore to stimulate  an  investment's process from private investors the development strategycontemplate a program articulated in three steps.

Stepone
The first phase is articulated in the following points: > The TPG deposit's shelter demolition > The Canoe-club's demolition> Redevelopment and requalification of the soils  assigned to public park area, with the footpath structure and  the free -time equipments definition's, and specify  the service's viability to the access to the equipments placed on the Pointe de la Jonction> Green's dunes shaping, until the park fence> Musical laboratories of experimentation and audiovisual building, to use at the beginning  also like structures to support for concerts and events inside the park> Footpath's connection  with  the river's  side inside the public park> Constraction of residential buildings for private along the side of the Arve river> Construction arena with a indoor swimming pool and outdoor volley-court.> Partial Transformation of the workshops of maintenance destination of the tram in: weekly market parking for events organized into the public park> Change the destination of the former Kugler factory buildings and the offices of the TPG, transform them  in a exposition  centre and place for the memory and knowledge the Junction's history and the technical and material activities utilized on the area.

Steptwo
The second phase is articulated in the following points: > Partial demolition of the  Kugler factory with isolation of the chimney to use it as  obelisco monumental> Change of the Kugler factory buildings' destination and the TPG's office in exposition center and in a place for the memory and acquaintance of the Jonction's history and material activities used on the area > Construction of the disco> Organization of the new space in front of the ex Kugler factory.

Stepthree
The third phase is articulated in the following points:> Demolition TPG's maintenance centre > Construction of the underground parking system> Construction of private residential towers along the Rue Emile Nicolet> Construction of the trading area  along the Rodano river> Construction of the new Canoe-club> Construction of the small lake with sand dune> Construction residential buildings for students and artists> Construction offices for NGO> Auditorium Construction> Construction of residential buildings for private.> Construction laboratories and studies for artists.> Extending the new tram- line that connects the common of Bernex with the station of Cornavin passing trought Rue DES Deux-Ponts.

ECONOMIC FEASIBILITY AND DEVELOPMENTS INDUCED ON THE AREA
The feasibility of the participation is structured on aimed actions organized in relation to the present condition of the area's property. The possibility to realize, already in the first phase, the great attraction of "The Jonction Park" on a communal property area (lot 2840), allowing also a participation of mixed resources (public-private) in the realization of the building with residential lodgings, with gym and covered swimming -pool, determines an rent-land  income of the areas. This stimulates the investment for the realization of the second residential building in the  lot 205 of  TGP's property, also to compensate the costs of investment for de-localization of the offices and warehouses. In the first two phases, the maintenance of the existing structures of the TPG's workshop area, in the lot 203, allows its uses for the accessibility and the utilize of the area. In these phases, the contact of the population with this part of the city and its new potentialities, it will determine, in the medium and the long term, an increasing expectation about the possibility of transformation mainly residential of the residual area (lot 203). At the moment of the start of the third phase, the demand on the area will be high, in this way the TGP society, owner of the lot, will be able to proceed to the completion of the program of development with the consequent revenues, in agreement with the municipality and ulterior private subjects interested to the management of the new cultural and trades equipments into the area.
